The Roe Jan is a 64,627 square foot solid and impressive former regional High School, erected in 1932 in the then preferred Colonial Style. It affords an opportunity for commercial, corporate, institutional, educational, mixed-use or residential adaptive re-use. It is unique in its classic, brick, cupolaed presentation and represents with its uniform high ceilings, retro-fitted energy efficient windows, terrazzo floors, spacious hallways and staircases the basis for a commodious facility. Although it will require a creative re-use plan and updating, it is being offered at 10% of replacement cost and includes large free-span auditoria, gymnasia and theatres. It also affords a 10,000 square foot ancillary structure. The Roe Jan presents well on State Route 22 and is centered on a maintained Campus of 39 acres. Its location is convenient to Hillsdale, the Berkshires, Great Barrington and Hudson. From all sides of its Campus, it views thousands of acres of Audubon Land and State Park. Directly to the north is the new regional Public Library. It borders State Land to the West.
